We look at completed projects, not just announced ones: did they hand over on time, and did the finished quality match the renders. A developer with five on-time completions is a different risk to one with a single delayed tower.
Buyer funds in Dubai sit in a regulated escrow account released against verified construction milestones. We confirm the project is registered, the escrow is in place, and the reported construction percentage lines up with what is actually on site.
Finally, we read the contract for the things that bite later: delay penalties, payment-default clauses, and what happens to your deposit if the project is cancelled.
